If you would like your application to be reviewed at the next AC meeting, please make sure your completed application is submitted by 12:00pm on the Thursday PRIOR to any scheduled AC meeting.

Once completed, you can email or drop off a copy to Mr. Arce. Please note, that if you have samples, you will need to drop them off to Mr. Arce in person.
Q: Is there a fee for submitting an architectural application?
A: Generally, there is no fee to submit an architectural application. However, for remodels/additions/improvements there MAY be additional charges based on the complexity of your project. Should the Board, Management, and/or the AC feel your submittal will need to be reviewed by an outside plan reviewer, all costs associated with the review(s) will be the sole responsibility of the homeowner submitting an Architectural Application
Q: How do I know what I can and cannot do to my home?
A: The Architectural Guidelines is where you will find information on what is permissible (and not) for our community. If you have any questions on the information in the Guidelines, please contact our office for clarification.
Q: Do I need to submit an application for front yard modifications?
A: Yes, you must submit an architectural application for any exterior modifications in the front yard. However, just replacing a plant that has expired or refreshing your mulch does not require a submission. When in doubt, please contact our office.
Q: Do I need to submit an application for rear yard modifications?
A: If you are installing landscape or hardscape below the fence line in your rear yard, you do not need to submit an application. If you are installing items that are above the fence line (patio covers, pool, sheds, guest room, trees, and etc.), you will need to submit an Architectural Application.
Q: How will I know if my application was approved or disapproved?
A: You will receive a letter in the mail (and via email) within a week from the date of the meeting. The letter will specify the status of your application, and any additional comments or concerns. If denied, your letter will also include information on how to resubmit OR appeal the Committee’s decision to the Board of Directors.
Q: How much time do I have to complete my project?
A: Once your application is approved, you will be granted 60 days to complete the project. If you need additional time, please contact Management.
Q: Can I start my project before I receive approval from the Committee?
A: No, you may not install anything on the exterior of your home without proper approval from the Association. If you install anything that is not in compliance or approved from the Association, you run the risk of further enforcement action by the Association.
Q: What do I do once my project is completed?
A: Please make sure to submit the Notice of Completion that was included in your approval letter and include photos of your completed project.
To process architectural applications in a more efficient manner, the following items will need to be included with your application:

If you wish to attend this meeting and discuss your application with the AC, you are welcome to do so. Meetings are held electronically (via Zoom). It is always recommended (but not mandatory) for you attend the Architectural Committee meetings if you have an application up for review. If the Committee has questions that Management is unable to answer, your attendance will reduce the amount of time spent in the architectural submission process and possibly avoid a denial due to missing information. Solar Panels and Artificial Turf applications/plans are reviewed and approved in-house and not submitted to the AC. Approval letters are generated within 48 hours upon receipt of completed architectural application. See back page for additional information.
All applications must be complete. No partial applications will be accepted.
Please obtain all applicable Neighbor Signatures. It is the intent of the AC that the Owner’s neighbors be notified of any improvements, which may impact the use and enjoyment of the neighbor’s property. (Eastlake III Design Guidelines, Page 3, C.2)
If a homeowner is unable to contact one of the neighbors around their home in order to submit a completed Neighbor Statement form, they can simply show that they made 2-3 attempts (by listing the date and time of the attempts) at each of those addresses. If any of the homes surrounding are rentals, please simply write RENTAL for that address.

Any change in the color of the exterior of a building or of a single-family residence, regardless of whether submitted by an Owner or a Sub-association, must receive the written approval of the EastLake III Community Association.
The approval is required even if the exterior and the finish color is to be the same as the original exterior color.
The following items must be submitted with the property improvement form:
If the current color scheme on the house will be changed, pictures of adjacent homes also need to be submitted.
Adjacent (nearby) homes consist of homes to the right, left, and directly across the street. Pictures of adjacent homes are required to ensure your home will not be painted an identical color scheme to any of them.
Below is a list of Pre-Approved fence stains for the cedar wood fences in the association. An Architectural Improvement application must be submitted and approved for the fence stain, ensuring it matches the existing neighborhood fence stain color.
